Washington State Designs
These plans were adapted for Washington state's seismic categories D1 & D2 and comply with the IRC code using prescriptive design methods .... costly seismic engineering is not required. ....Snohomish County, Kitsap County, Pierce County, Whatcom County and others require IRC code compliance
(These designs fit within the limits of size and shape defined in the code and designing to the prescribed construction methods and specifications allows "prescriptive compliance", such that additional engineering analysis is not required,using the braced wall construction methods and dimensions.) They are designed to the additional parameters listed below, so as to be useable in most parts of Washington state. Wind Speed: 100 mph, 3 sec. gusts / Wind Exp: "B" (moderate) / Snow Load: 30# /sf

"Here is my completed garage based on Plan 1211-1. Other than a few minor modifications to windows and an additional garage door opening into my back yard my contractor followed these plans to the letter. I had very few headaches with the City of Columbus building department. The plans were submitted with the modifications pencilled in and I had no problems.
